      <description>&lt;p&gt;Often people will sign a preliminary agreement with a builder based on their first discussion, only to find out that the price that was given was a best-case scenario. Only after do you find out your block isn’t a best-case scenario and now you are losing money before you start.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;Builder’s standard inclusions will basically show you the starting point for a builder, so always, look at these before signing anything. Most of the project builders and franchises standard allowance for soil type “S” Class. This is a best-case scenario, and is where most people get caught out. The small print will say subject to soil test and if you did not know about it before this it can cost you a few extra thousand to the build cost.&lt;/p&gt;
&lt;p&gt;Another area is your driveway, most will start with a broom finish plain concrete, but nearly all our estates require exposed aggregate driveways, so another extra.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;There are more but I will leave them for another day, but I will leave you with one more important question ask. “Is my garage door C2 rated?” Given that we live in a Cyclonic Rated Region you would think that this should be the standard, well think again. Standard garages are going in and guess what, they are a lot cheaper than a C1 or C2 rated door, until the wind blows them in.&lt;/p&gt;

&lt;p&gt;It doesn’t cost you a cent to ask the question, but it can save you a lot of dollars when you know.&lt;/p&gt;</description>

      <title>Livable House Design Changes</title>
      <description>&lt;p&gt;These coming changes later in the year, 1 of October, could arguably be the largest changes in layouts we have seen in decades.&lt;/p&gt;
&lt;p&gt;So, what is changing? “The state government has committed to including accessible housing features in the next edition of the &lt;a href="https://www.mbqld.com.au/services-and-advice/building-planning-and-development/technical-info/national-construction-code"&gt;National Construction Code&lt;/a&gt; (2022). The proposed new rules are intended to make homes easier to access, navigate and live in, as well more cost-effective to adapt when life’s circumstances change. They will be based on the &lt;a href="https://livablehousingaustralia.org.au/lha-silver/"&gt;Silver Level&lt;/a&gt; of the Liveable Housing Design (LHA) Guidelines.” *1&lt;/p&gt;
&lt;p&gt;What does this mean for your homes built after this date.&lt;/p&gt;
&lt;p&gt;Firstly, a way to access the home with minimum slope and a step free access into the home.&lt;/p&gt;
&lt;p&gt;Second, a larger access door into the home to allow wheelchair access.&lt;/p&gt;
&lt;p&gt;Third, wider access doors into Habitable rooms. These are bedrooms, living rooms (think media rooms), and the laundry. This also stems to access to one bathroom with a shower and a toilet.&lt;/p&gt;
&lt;p&gt;Fourth the toilet will now need to be longer and wider to have more circulation space.&lt;/p&gt;
&lt;p&gt;Fifth, we will be seeing preparation in behind the walls for grab rails in showers, baths, and toilets. A step free shower also must be included.&lt;/p&gt;
&lt;p&gt;Lastly, we will see wider halls, doors and path of travel throughout the home become slightly wider.&lt;/p&gt;
&lt;p&gt;We sat down and changed one of our smaller plans and saw an increase of approx. 5% to the overall size of the original home.&lt;/p&gt;
&lt;p&gt;The changes bought in are numerous and if someone in a wheelchair moves in to call the place home, they won’t need to do as many renovations. But at least they have the space required to move around when visiting and if needed renovate to their requirements after purchase.&lt;/p&gt;

      <title>Water proofing, what is changing? Did you know?</title>
      <description>&lt;p&gt;Building codes are amended and updated from time to time. The majority of the time, you may not even notice the changes bought in. But we are now looking at changes coming into effect this year that will be noticeable.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;Firstly, we are faced with a raft of changes to the Water Proofing Code, this is coming into effect 1&lt;sup&gt;st&lt;/sup&gt; of May. Secondly, we have the new Standard of Livable Housing, which we will cover in an upcoming blog.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;The changes to the Waterproofing code are numerous. Most you may never notice or even care for. But there will be some you will notice and need to be mindful within the design process.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;We feel people will be opting for a closed in shower in both bathrooms once again. Why would be wanting to go back to cleaning shower screens and tracks/sill, sadly it is cost.&lt;/p&gt;
&lt;p&gt;If you like the idea of a walk-in shower you need to keep reading.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;To have a walk-in shower, you will now need to fall all floor areas into a waste. This means the whole bathroom needs to be recessed for the floor to have the required fall. This comes with additional charges for the concreter for the recess, the water proofer will need to waterproof this area and the extra costs for the tiller to achieve the bed the tiles are laid on and the additional work needed for the cuts and laying to get the fall to the wastes. It also means the tiles will go in before the vanities, which will be more added costs/work for the cabinet maker.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;As you can see, this is an in-depth change. To avoid this, having a door on the shower avoids the major changes. The door itself will be more cost-effective than the above. But that does come with another ongoing chore to take care of.&lt;/p&gt;</description>

      <title>Cyclonic vs Non-Cyclonic</title>
      <description>&lt;p&gt;With the shift of more people moving into our region from southern parts of Australia and the Strip, we thought it might be an idea to help people understand what is required to do for a home in a Cyclonic region.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;Woodgate is the rough cut off of cyclonic and non-cyclonic region and approx. 50km inland off of the coast is where the line stops. This puts our beautiful region within the Cyclonic area of C1 and greater.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;So, what are we trying to avoid happening? The wind puts more pressure on the building itself, and the other major item to note, the cyclone lifting your roof off.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;How do we avoid this? The roof iron is screwed off with a lot more screws. The spaces of the battens that hold the roof to the trusses are increased. From there our trusses are beefed up, frames are also. Added to this is an increase amount of bracing to stop the wall falling over. Which has an increased amount of concrete and steel in the slab. That covers just your uplift, briefly I must add.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;What about the increases wind pressure on your walls, doors, and windows?&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;As much as we love to have more glass in our homes to capture views, light or breezes. This needs to be stronger and sometimes sizes, locations and types are affected due to this. You may have noticed there is more aluminum in the windows here.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;Panel lift doors are another item that you will see a major difference between the two different regions. The cyclonic rated doors have a lot more steel, the tracks are a lot larger and fixing these to the walls is increase dramatically. Not a few screws along the tracks, but dozens into a specially designed part of the frame.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;Types of cladding choices are reduced also. These products are generally fine in most cases, but on the coast itself we do need to be mindful. This is most due to the driving rain getting into the joints of the cladding and into your home. No one wants added water within their frames or living spaces.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;This is just a general items to list, mostly you won’t even see what’s happening between the walls and up in the roof. But you will see a beefed up Panel lift and more alumni in your windows and doors.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;I hope this gives you a brief overview of the differences between the regions.&lt;/p&gt;

      <description>&lt;p&gt;Whether you are building or buying, for most of us the world of finance is a big scary place to get involved in. The fact however remains that finance is often a critical factor in taking on the challenge of owning a family home.&lt;/p&gt;
&lt;p&gt;One of the many considerations that fall on your shoulders with finance are the option to take on a fixed or variable loan. When referring to fixed and variable we are speaking to the interest rate, not the term of the loan. To begin lets briefly explain the differences:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;u&gt;Fixed&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;A fixed loan will have a locked in interest rate for a defined period. The general duration of fixed loans is 1-5 years however each bank’s offering is unique. Depending on whether the market expects rates to increase will depend on whether you get a lower or higher interest rate for a longer term.&lt;/p&gt;
&lt;p&gt; &lt;strong&gt;&lt;u&gt;Variable&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In exact contrast of Fixed rates, Variable rates are not locked in and are subject to change. If the bank decides to increase this rate, your repayments will increase. If they drop their rate, your repayments will also drop.&lt;/p&gt;
&lt;p&gt;There is no right and wrong choice when it comes to Fixed vs Variable and ultimately the choice comes down to your personal risk tolerance and situation. The joys of a Fixed rate ensure that no matter what the market does you can forecast your repayments. Variable will do you favors when the market rate drops meaning you gain immediate repayment reduction.&lt;/p&gt;
&lt;p&gt;At the end of the day this is a decision that you must make based on what feels right to you. Both Fixed and Variable rates are calculated based on banks data and forecasts of the market and are generally ‘fair’ market rates.&lt;/p&gt;

&lt;p&gt;The soil beneath your home has a major impact on the structural integrity of your home. It is for this reason, investigating your Soil class is one of the very first steps we take in making sure your home stands the test of time.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When to get my soil test?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For some, you may have already investigated soil type after or during the purchase of your land, others may be looking to have their builder investigate. In any case, getting your soil test at the beginning of your Home building journey allows you to get ahead of any potential cost and continue your building process moving along.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What we use the soil test for?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Once your soil class has been determined, your home will be engineered specifically for your site. Footing and Foundation Plans will be compiled for the best structural solutions, and where required, effluent dispersal planning will also be calculated and designed for.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How is Soil Class Determined?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;During on site Investigations, our Geotechnical Services take samples of your soil in four Locations of your site to be tested. From here your soil is subjected to a number of test and it is determined which Soil Class your site is.&lt;/p&gt;
&lt;p&gt;As you can see in the table below, all Soil Classes have a value of reactivity between wet to dry conditions.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Class S (10-20mm)&lt;/strong&gt;&lt;strong&gt; Slightly reactive clay sites&lt;/strong&gt;. May experience slight ground movement as a result of moisture changes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Class M (20-40mm)&lt;/strong&gt;&lt;strong&gt; Moderately reactive clay or silt sites&lt;/strong&gt;. May experience moderate ground movement as a result of soil conditions and moisture changes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Class H1 / H1-D (40-60mm)&lt;/strong&gt;&lt;strong&gt; Highly reactive clay sites&lt;/strong&gt;. May experience a high amount of ground movement as a result of soil conditions and moisture changes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Class H2 / H2-D (60-75mm)&lt;/strong&gt;&lt;strong&gt; Highly reactive clay sites&lt;/strong&gt;. May experience a high amount of ground movement as a result of soil conditions and moisture changes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Class E / E-D (75mm+)&lt;/strong&gt;&lt;strong&gt; Extremely reactive sites&lt;/strong&gt;. May experience extreme amounts of ground movement as a result of soil conditions and moisture changes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Class P &lt;/strong&gt;&lt;strong&gt;Problem sites&lt;/strong&gt;. The ability of the soil to evenly bear a load is very poor. Sites may be classified as 'Class P' as a result of mine subsidence, landslip, collapse activity or coastal erosion (e.g. dunes), soft soils with a lack of suitable bearing, cut and/or filled sites, or creep areas.  &lt;/p&gt;
&lt;p&gt;No matter the result of your soil Class result, a Soil report is required for all New Home building constructions. Getting these results back will allow us to provide an accurate quote by adjusting for any additional foundation costs.&lt;/p&gt;

&lt;p&gt;These days, large modern houses may be constructed close to subdivisional boulder retaining walls, due to the limited availability of sizeable blocks of land and backyard swimming pools being a common addition. This has led to an increase in the number, size and complexity of retaining walls being built.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What can you do to maintain retaining walls?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Once a retaining wall is in place, it is important to keep the area well-drained to prevent moisture sitting at the footings. It is also essential to reduce any vegetation next to the walls, because this may affect the moisture content of nearby soil. In addition, when it comes to masonry walls in particular, simple things like ensuring the subsoil drainage outlet is allowed to free flow and any weepholes are not blocked are key to ongoing maintenance.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What are the materials and height requirements for retaining walls?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Retaining walls are generally made of steel reinforced concrete or concrete blockwork, timber sleepers and boulders.&lt;/p&gt;
&lt;p&gt;There are also certain practical maximum height requirements, depending on the type of material used to build the retaining wall.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Timber sleepers – 1200mm (higher if larger vertical posts used)&lt;/li&gt;
&lt;li&gt;Boulders – 2500 to 3000mm&lt;/li&gt;
&lt;li&gt;Concrete blockwork – 2000mm for 200mm blockwork and 3000mm if 300mm blockwork is used&lt;/li&gt;
&lt;li&gt;Reinforced concrete retaining walls – no practical height limit.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;What can go wrong with retaining walls?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Retaining walls usually fail by sliding or overturning as a unit, and common concerns include:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;inadequately constructed boulder walls used in subdivisional development&lt;/li&gt;
&lt;li&gt;inadequate provision for drainage behind retaining walls&lt;/li&gt;
&lt;li&gt;inadequate reinforcing and core filling of hollow concrete block walls; and&lt;/li&gt;
&lt;li&gt;use of inadequately durable timber in timber retaining walls.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Let’s talk about drainage&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Keeping the retaining wall area well-drained is a must, as problems are more likely to occur if there is poor site drainage or broken stormwater or sewer pipes.&lt;/p&gt;
&lt;p&gt;Water can cause significant issues for retaining walls, particularly those made of concrete. The build-up of the ground water table or saturation of the soil through heavy rainfall or broken drainage pipes can potentially exert twice the pressure on the wall that would have been present on the wall in dry times. This also means that unless the retaining wall has been specifically designed and built to withstand this type of pressure, it will fail.&lt;/p&gt;
&lt;p&gt;In fact, inadequate drainage behind the retaining wall is probably the largest contributor to walls’ failing. If retaining walls have been inadequately constructed or built with inadequate drainage behind them, any failure of the retaining wall can have devastating effects on the pool or home.&lt;/p&gt;
&lt;p&gt;Your builder should check with the relevant local government authority (LGA) that the subdivisional retaining wall has been approved and to obtain details of its construction, including the associated drainage system, prior to starting construction.&lt;/p&gt;
&lt;p&gt;Builders and property owners must also ensure that whatever else they build on the site, including fences, sheds, swimming pools, stormwater drainage and so on, do not place any implied loads on the wall or affect its sub-surface drainage system.&lt;/p&gt;
