1. When can you start?
Our start time depends on our current construction schedule and how far your design and documentation have progressed.
Before construction begins, we complete a detailed pre-construction process that includes finalising your design, confirming selections, documenting specifications, soil testing, engineering and preparing a fixed price contract. This means you'll know exactly what you're paying and when we're starting before we break ground.
Once this stage is complete and you're happy with the contract, we lock in your construction start date in our schedule.
2. How long will the build take?
Build time varies depending on the size and complexity of your home, site conditions, and weather.
As a general guide, most custom homes take approximately 6-9 months from the start of construction.
Before work begins, we'll provide you with a detailed construction schedule that includes milestones and a guaranteed completion date, so you know exactly when to expect handover.
3. Can you provide an estimate from plans?
Yes, we can review your plans and provide a preliminary cost based on the information available.
This estimate helps provide an early indication of cost, but it is not a final contract price. The final price is confirmed once design details, site conditions, specifications, and selections are fully documented.
Taking the time to resolve these details before signing a contract helps provide clarity and locks in your final price.
4. What are your standard inclusions?
Our standard inclusions are designed to provide quality and value while giving you flexibility for personal choices.
They include kitchen cabinetry to your preferred style, stone benchtops, professional design and drafting, and detailed specifications documented before we build. This means you know exactly what you're getting and what it costs.
A full inclusions schedule is provided during the quoting stage so you can clearly see what's included in your home.
5. Can we make changes to standard plans?
Yes. During the design stage, we work closely with you to refine the standard plans to suit your block, lifestyle and preferences.
Layout changes, room sizes, and features can all be adjusted. Any changes outside the standard design are documented and priced as part of the prelim process, so you'll know the cost impact before construction begins.
6. Are your contracts fixed price?
Our contracts are prepared as fixed price building contracts once all design details, selections, and documentation are confirmed.
A fixed price contract locks in your total cost. If you request changes after signing, or if we discover site conditions during construction that weren't visible in the prelim phase, we'll document those as contract variations with pricing and schedule impact, so you know exactly what you're paying.
7. Can we make changes during the build?
Once construction begins, we can make changes, but they're managed as contract variations.
Any change will have a cost impact and may affect the construction schedule. We'll provide you with a variation quote before the work is done, so you can decide whether to proceed.
This protects both of us and keeps the project organised.
8. Are owners allowed to supply items?
In some cases clients may wish to supply certain items themselves.
We're happy to discuss owner-supplied items during design. We'll assess the item, the timing it requires, and how it affects the warranty and installation process. Once we understand all of that, we can confirm whether it works for your project and what the cost impact is.
9. How do contract payments work?
Payments are structured in stages throughout the build and are aligned with key construction milestones:

If a payment is delayed, we'll pause works and issue a notice of suspension until the payment is received.

11. Do new homes come with a flood warranty?
There is no specific flood warranty provided by the builder. However, all homes must comply with the relevant council flood zoning and planning requirements.
As part of the design and approval process, the finished floor level of the home is determined by engineering and council regulations. These requirements ensure the home is constructed above the designated flood level for the area.
Because your home is engineered to sit above the designated flood level for your area, you can have confidence that it has been designed and constructed in accordance with the applicable flood planning requirements to help protect against flooding risks in the region.
